"Wow, This may not be the best answer, but I would stay on them for setting a closing date. You need to have a "drop-dead date" for yourself to know how long you are going to give them to perform. The hardest thing they have to re-create is the resubbordination agreement from Chase. I think Wells Fargo should be quite impressed with your patience, but in the mean time rates have also improved. I would also be pushing them to re-negotiate the rate given their delays."
