"kvirgil , it's not that customers think they know more. The problem is that most people think of thier broker similar to a used car salesman. People think that you are trying to score points off the spread or something. I think more clearly explaining to customers exactly how you get paid will go a long way towards the customer trusting you. This is why I chose to research this stuff on my own. "I'm no expert but the way I see it is they're selling debt to finance debt. It's just a tipping of the scale. Both sides still add up to the same sum. With all the new debt offerings this week, of course yields are up across the board. The bottom line is that investors need to be willing to except less of a yield and the only way that is going to happen is if risk decreases. The government needs to do more to ensure investors, rather than adding risk by propsing a bankruptcy lien strip..."    View Comment

"Okay, that's what I thought. Apparently the guy at B of A has no clue. I got that feeling from talking to him so I wanted to verify what he was telling me. I'll try another one of the aforementioned lenders. And in my case the original (9 month old) appraisal came in at 270 and the loan was 235. But in this market I wouldn't be the least bit surprised if a new appraisal showed it as under 240. Also, am I to understand that even in a streamline, no cash out, there will be a hard credit pull now?
