"Jennifer. Taking a bird in the hand may be better than waiting. While 4.25%-4.75 isn't a great rate, there is no guarantee that your fico situation will improve, rates will improve, or housing values won't fall (thus impacting your pricing). If rates go lower that's something to consider, after six mos the next refi is considered rate and term (not cash-out). If your cash flow situation can be improved with the cash out, take it, the bird in the hand."    View Comment
