"Yeah I know. I just took the deal. Now I get to watch in horror as the rate drops : )"    View Comment
"Forgot to mention - this was for a WF loan, direct thru them."    View Comment
"I was finally offered a 'return to float' (ie, float-down) from my previously locked 5.75 rate down to 5.25% for $1425 (on a $280k loan). I told him I'd get back within the next 30 minutes on a decision. I'm not sure what to do. I'll probably take it. But if that rate drops further after the auction I'll be ticked : ("    View Comment
"Wells Fargo dropped to 5.25 this morning (been at 5.375 forever it seemed): https://www.wellsfargo.com/mortgage/rates/ Anyone think it may drop down further today?"    View Comment

"I realize that no one can answer this question with certainty, but what is the general consensus? Reading the articles on here, the thinking is that rates won't skyrocket, but that doesn't give me much comfort as the difference between a 5.125% 30-year fixed rate and a 5.5 or 5.75 rate is a big swing to me. My situation: My house is under an agreement of sale, with inspections to take place this week. Settlement is May 20th (we wanted later but buyers paid full asking price and were not flexible..."    View Post
"Thanks. I've been watching houses for months now - checking listings and tracking prices, how long before they sell, etc all on a spreadsheet, for the neighborhood we want to move back to. I know that market pretty well now. Problem is, there aren't a lot of homes that go for sale in that area. At least if they do we'll be able to pounce on one quickly. I will definitely post the outcome."    View Post
"Thanks for your replies - I appreciate it. As for how long we're willing to wait...that's the tough part of this equation. We still need to find a new house for ourselves, and we'd need to do it in time for the September school year as I have two young kids. That really complicates this whole situation a lot. My wife is willing to just rent a house in our old neighborhood if we can't find a house we like enough to buy. I'd rather avoid renting if possible, but it's an option..."    View Post
"Thanks. Yes - I definitely would include in the counter the right to continue to market/show the house and cancel their offer if I get a better one. But of course, my house will now be listed in the MLS as being under contract but still showing, so a lot of buyers won't even bother coming to see it. My thinking right now is that, based on what we're being told in regards to this buyer's motivation (they very badly want our house and sell theirs as quickly as possible), that we should..."    View Post
