"I realize that no one can answer this question with certainty, but what is the general consensus? Reading the articles on here, the thinking is that rates won't skyrocket, but that doesn't give me much comfort as the difference between a 5.125% 30-year fixed rate and a 5.5 or 5.75 rate is a big swing to me. "Thanks. I've been watching houses for months now - checking listings and tracking prices, how long before they sell, etc all on a spreadsheet, for the neighborhood we want to move back to. I know that market pretty well now. Problem is, there aren't a lot of homes that go for sale in that area. At least if they do we'll be able to pounce on one quickly. "Thanks for your replies - I appreciate it. As for how long we're willing to wait...that's the tough part of this equation. We still need to find a new house for ourselves, and we'd need to do it in time for the September school year as I have two young kids. That really complicates this whole situation a lot. My wife is willing to just rent a house in our old neighborhood if we can't find a house we like enough to buy. I'd rather avoid renting if possible, but it's an option..."

"Thanks. Yes - I definitely would include in the counter the right to continue to market/show the house and cancel their offer if I get a better one. But of course, my house will now be listed in the MLS as being under contract but still showing, so a lot of buyers won't even bother coming to see it.
