"Again it is all in the media spin. The current interest rate on my option arm sits at 2.145. Just making the minimum payment on this loan is applying 60% of the payment to the principle. Not bad when compared to my fixed rate loan that applies less than 10% of my payment to principle. The same goes for most of the frantic phone calls I receive from borrowers with adjustable loans that listen to the media. "As Ralph said HUD is only suspending aggressively enforcing the rules for 120 days. The rule is in effect and HUD will be check for compliance and abusers. Follow the new guidelines as best you can with all the mixed interpretations floating around. Happy lending."

"They are normal as far as your lender is concerned, you will find as many variations as you find lenders. So when loan shopping you need to shop the fee's associated with the rate. The benefits of great rate by one lender can be more than offset by the number of misc. fees charged. Suggest you shop with several lenders looking for the best fee package asking them all to quote the same rate (not their best rate). You are also shopping for knowledge and experience it to can be worth paying a little..."

"Kumar, There is no best day of the week for locking a rate. Interest rates will change daily, sometimes twice per day. You should lock on the day that has the rate you are happy with. Trying to time the best or bottom of the rate cycle is at best a guess and not a sicence. Decide on a rate that makes you the happiest and lock when it is available. You loan officer is your best source for what the market may hold in store with the lenders they work with. Good Luck."

"Generally a mortgage can not be pre paid? Dose your payment coupon show next due 2017? Any extra payment amount you have made should be going to the principle not towards next months payments. You need to contact your lender for a detailed accounting of your payments (payment history). If you do not pay a payment next month you will probably hear from your lender and will be considered late. Something does not ad up."
