"While the appraiser should never low ball the appraisal it is entirely possible that he or she would be overly conservative on value and unduly pick on the condition of the property due to his relationship to the lender. That said, a client can never order his own appraisal, but if you find one, there is no reason the lender should not order the appraisal with who you have found.
