    I predict that HVCC will be voted out or will not go beyond the initial 18 month period. The monsters that it created are here to stay. The great majority of mortgage lending is done by very few large banks and they have their own management companies, or affiliated themselves with management companies. This will not change with the elimination of the HVCC. Cheap appraisals are here to stay and you get what you pay for. As Realtors, you have some influence over the process of obtaining a mortgage. Are you aware that there are many lenders out there that do not use management companies, they engage the appraisers themselves. Some of these lenders engage qualified appraisers, US Bank is one example but there are many others, Banks and Mortgage Bankers. I hope some of the Mortgage folks will let us know. 

    My suggestion is to run a petition within your real estate organization and voice your opinion. Some of the larger organizations are affiliated with lenders who use management companies. YOU made the selection and you are unhappy with it. Do not be mislead HVCC wil go away but the management companies and their underpaid appraisers are here to stay. Currently the more qualified appraisers are doing non lender work and some are leaving the business.
