FL Hard money

I cant seen to find anyone to lend in florida.  my client has 2 properties thast make up the marina.  he woul like to cash out one property to 60% LTV.  this is true hard money, he owns a construction company and has had some ruff times.  he is looking to cash out to cover his payments and to bring his loan current for 12 months.  is there anyone still out there?  he has no problem if we tie the loan to both properties.
