This is a take out of a construction loan.  Can't do a jumbo... credit score.  I have

an approval for 417k 1st mortgage, but need a $115k interest only to back it.  Borrower is

self employed, entertainment industry.  2008 tax returns & projected bookings look great. 

Desperately seeking a "Your loan amazes me", to pair with my first.  Yes, that was a hint!

Please,... any input is appreciated.  I'd love to see this guy get on with life and write 

another hit song.
