Self employed with business deductions.  In need of a stated income program.

While I understand your need, both your state and NC have really put the screws so to speak on lenders who lend in your area.

Your only viable option would be private or hard money which would not be pretty or help your situation.

I know my answer is very direct but we lenders are working under new severe restrictions from the banks and secondary markets.
