    Mortgage

    I currently live in a house that is in someone elses name (mortgage & Deed) - I make the mortgage payments but everything is in their name.  He wants his name off of the house and me to refinance or purchase.  What are the steps that I take?  Do I have to Quik Claim my name to the deed, refinace then quik claim his name off the deed to make the house solely mine?

    It sounds like you want to show vested interest in the property.  Depending on how long you have made the payments on the mortgage, typically 12 months of history is enough.  From that point or even before talk with a pro and they'll get on the right road.

    Presently, you can't refinance because you are not on the mortgage. The answers really depend on what type of loan that he has, FHA, VA, Conventional, etc. Changing the title is easy, and depending on what state you live in, a Quit Claim deed from him, would give you "title" to the property, but that won't remove him from the mortgage or put you on the mortgage.  Contact one of our members in your state, and they will be able to give guidance.
