    Hey Patrick,

    What are your monthly real estate taxes and homeowner's insurance so i can give you the most accurate quote possible. These numbers are needed to calculate the amount of escrows and pre-paids on the GFE. I'll put some numbers together for you and see what we can come up with.

    Per your above information i can offer you the following rates (as of 9-16-09 11am) w/ 1% ($3300) for closing costs/pre-paids. i would suggest closing at the end of the month therfore you would have little interest & the money you would bring to closing should be no more then what you would have normally paid with your monthly payment

    15 Yr - 4.75% $2566.84 + Taxes & Insurance.

    30 Yr - 5.25% $1822.27 + Taxes & Insurance
