    Does the borrower have any funds (at least $1M) they could deposit or transfer to a financial institution?  If so there are a couple that will entertain it.  That is your only hope.

    We have a private investor who can do this loan as a 1st or 2nd at 8.5% interest fixed for 5 years, 12 month prepay, interest only with as as low as 3 points. Email details for complete pricing.

    We have a couple of private investors who would interested in looking at this deal.  Rates can be as low as mid 5% and up on a 5 yr or 30 yr but it soley depends on which investor likes the file and is willing to offer the best terms.  It will not be cheap, so if your borrower is not on board for at least 3 points then we dont have anything for them.  It could be 3-5 pts but again depends on which investor.  I will need a 1008/1003 and credit to start.
