    I wil be closing in 3 weeks. I want to know the best rates that are available right now.i got a couple of GFE's. But i want to know what would be a good deal. i am ready to pay 1 point if the rate is right.

    Rates have been getting progressively WORSE EVERDAY over the past 3 weeks. Within the past 30 days, Rates where there lowest on May 18th and have been going HIGHER EVERYDAY since. You were likely initially offered around 5% at 0 pts. Today rates are closer to 6%.

       You may be waisting your time shopping for rates. Hopefully, you are dealing with a "BANKER" like myself and he provided you with a "RATE LOCK-IN AGGREEMENT". If your dealing with a "BROKER", you may be at risk. Call me if you have any trouble. We can close your loan within 5 business days, start to finish. GOOD LUCK! CONGRATS ON YOUR NEW HOME!

    Paying a point, you should be able to get an 30 year fixed at 5.5%.  If you are not keeping this home for a long period, you can also consider ARM's.  A 3 year arm will be at 3.875%, 5yr arm at 4.375% and a 7 year arms are at 4.625%.

     

    If you are 3 weeks away from closing, it will be difficult for you to switch lenders at this point and still close on time.  Lenders are swamped with loans and are moving at a slow pace.

    If you are closing in just 3 weeks you will absolutely want to use a lender that can control the underwritting and processing in house. Avg turn time with banks are going to be well over 30 days. At Gold Star we have a 10 day turntime and if absolutely neccesary we can rush something faster. I will be happy to review the loan scenario with you personaly if you have a moment.
