Looking for the best 10 year interest only whether as a 10 arm or 30 yr fixed with 10 year I/0

Already have options from Ing on 7/1 arm and flagstar on Fannie 30 year fixed with 10 year I/0

You may very well end up with a comparable payment with a 30 year fixed rate at 4.75%, (I would guess ING offered 5.0% on a 7 year Interest Only ARM) and you'd be paying down the principal on the loan at the same time.  The i/o option on a 30 year just isn't a good option in today's market. 

We're a direct FNMA lender and our lender fees total $595.  Obviously, add in your FL taxes, appraisal, title and escrow as well.

Thats a 60% LTV, 750 FICO, primary res, single family, cash out
