I have a lot of jumbo purchases with 80% or less LTV and looking for a home with rates in the low 5% with a 5/1 arm.

Depends on your state, but ING is one of the best Jumbo Portfolio lenders whe know of.  Rates for 5/1 and 7/1 ARMs in the mid to upper 5% range.  Minimal adjusters, great lock options. 70% is max ltv though.  Also do non-warrantable condo's to 55% with no adjusters.

ING is going to be the best price, although also the pickiest. US Bank has great Jumbo rates as well, ARM normally about a quarter higher than ING, fixed rates in the low 6's. It varies by state, but they will go up to 90% in my state, website is usbank.com/brokerloans

In this market, most conforming loans are falling into the category of low 5% rates.  It will be extremely difficult to find a wholesale lender offering those rates on jumbo loans.

US Bank for 3/1 & 5/1 have been competitive. They still alllow I/O too.

Ever post so far has been dead on. The only other lender i could throw in would be Hudson City Savings if you are here in the North East. Good Luck!!!

Don't forget Astoria Federal Savings and Loan. They are usually as competitive on price if not more aggressive than ING. There guidelines are similar to ING's as well
