or

If you have not already started the process, today you are looking at 2.875% on a 15 Year Fixed with a 0.25% credit back towards closing costs (escrow account established).  Let me know what you think.

Today's Rate 2.75 with Escrow Waiver or 2.75 with .25% Credit to wards closing cost 

2.875 lender credit of .5% towards closing cost and again no Escrow or 2.875 % with .75% Credit towards closing cost
