    The Real Estate fee

    I just about had a deal on my house. We were $2500 apart. I did not want to lose any more money. The buyer did not want to pay any more either. My agents were asking for 6%. I floated the idea of them going to 5%. That would of made up the difference. The buyer would of had a nice house, I would not have lost as much money and the agent would have had a sale. Is this a negotiable item after the listing contract has been signed? I was told that they would have to go to their corprate office and even then it most likely would not happen.  Thanks from a frustrated seller!!

    Some agents will negotiate on their fee and some won't.

    It's too bad your agent didn't discuss this type of scenario with you when you signed your exclusive agency agreement.  Generally when I get both sides of the commission (if I represent the seller and the buyer comes without an agent, thus giving me the full commission), I cut my client (the seller) a deal and knock a point or two from my commission, usually one point if they are not buying another house and using me as their buyer's agent, and two points if they are.  Sorry your agent didn't see the light.

    Check with your state real estate commission office. You should never sign any contract asking for more than 3% commission, that is greed. In addition, a reasonable agent/broker knows the risk of the buyer backing out is high..even up to 3 business days after closing.

    Again, check with your state's real estate commission. Never be afraid to stay in control.

    In KS & MO, the real estate commissions do not get involved in commission disputes.  It's all contractual.  An agent can charge whatever a seller agrees to pay...

    As for buyers backing out up to 3 business days after closing, I think you are confusing closing on a purchase with closing on a refinance transaction, which is covered by a federally mandated three day recission period.
