    This is a property currently in escrow.  It is a N/O duplex located in Hesperia.  Purchase price $85,000.  The buyer has a mid of 802 and has $156,000 in reserves.  This property is a Homepath Renovation so we wrote the offer with a 10% down.  Homepath doesn't allow 10% on units.  They need a 25% down.

     

    The buyer wants to buy as many properties as possible for as little down.  The property needs to be hooked up to the City sewer system and the cost to cure is $2300.  The rest of the property is fine.

    Sorry I don't have a better answer for you, but for investment properties with more than 1 unit most investors will require 25% down.  Please let me know if you find anyone who will approve this with less.  Thanks.
