Midway into the post see WHO IS MERS. How is a mortgage borrower in signing a loan document meant to create an agency agreement between the lender and MERS (making it the mortgagee of record when there is no signature from the lender and a representative of MERS even one of the 22000 VPs from the industry) is totally meaningless and gives MERS no authority to assign the title.   Stand by for the faeces to connect with fast rotating blades.  Banks have enjoyed a 30 month holiday from real scrutiny in which they have played fast and loose with a poorly educated consumer class with little judicial and zero government protection - this is all about to change.  When 66 million homeowners discover they may not be able to get a clear title to sell their home even pols traditionally deep in the pockets of the industry will have to sit up and take notice because despite the Supreme Courts decision on free speech banks do not yet have a vote. The mortgage is a lien against property to secure the debt. It is not the debt itself.

I think you&amp;#39;re proving the point that this post is trying to make which is that MERS is a convenient and misunderstood scapegoat. They are not the &amp;quot;Illuminati&amp;quot; setup by some secret society of investment banks. The fact is that MERS is no more copable for the things you state then a computer or FedEx. Go sell crazy somewhere else. There were several threads which trailed off and when one understands where they trail off to,  one realizes MERS is totally corrupt.

Good for you that you agree there are cases where homeowners are able to shine a light on what MERS is and are winning.

Let me ask you a question.  If MERS is keeping track of changes in benefical ownership,  why won&amp;#39;t they divulge that information in discovery?  You would think with the amount of money involved they would be Johnny on the Spot ... but so far, to my knowledge,  they have never gone to discovery.  That is where they collapse.
