Settlement agents could have told you this years ago. Most, not all, are only concerned about how much they will make on a loan, NOT what is best for the borrower. Many loan originators don&amp;#39;t show up at closing - the borrower is already so mad and confused. Many times the interest rate, terms and payment were not what the borrower was told to expect. There is more fraud and competition for commissions amoungst the escrow agents in the state of Arizona than all of the mortgage brokers and bankers combined.  Check your facts first. Paul Financial LLC has closed the doors of two of their offices.  Santa Rosa and Irvine.  They only have the corporate office in San Rafael and they layed off alot of their staff there two.  I heard the SVP&amp;#39;s of the company are doing all of the grunt work of working loans now.  Anybody else have anymore information on this particular company? Things have tightened up substantially in the last couple years but there are still quite a few sub prime lenders out there and from my view point things are still remaining fairly competitive as far as products are concerned. It will be interesting to see how everything unfolds. Either way, I think for how good the market was in years past you are going to see an equal but opposite reaction in the years to come. The 2/28 arms are vanishing because that is what started all of this mess.  Your credit is only effected if you are more than 30 days late.
