And there are few real estate issues where opinions are more numerous and more nuanced than the open house . Some agents love them; some consider them a necessary evil or a service to keep clients happy

RE:The Truth, Sort Of, About Open Houses

As a Lender I have visited many Open's only to keep realtors from falling a sleep. This has worked well for me, because getting face time w/ an agent @ the office is almost impossible. Open Houses as nuisance as they may be are necessary not only to meet new prospects but also gives the listing agent a chance to really show the property and all the other reasons why you should buy that home, schools, parks ect..FSBO eventually call an agent to list their home, it's not as easy as it looks.

RE:The Truth, Sort Of, About Open Houses

I agree with Danielle on the thief issue.

What "valuables" are you leaving lying around during a open house?

You can't hide the HDTV very well, but that would be difficult for the thief to sneak out of the house with later anyway.

But hide the laptop, Playstation 3 and Nintendo Wii away somewhere like under the bed or take them with you.

RE:The Truth, Sort Of, About Open Houses

The professional thief will use an unaware agent to get into peoples homes wether or not they have an open house. As a seller take precautions and pack away the true valuables, an open airy home looks better to the buyer any way.

RE:The Truth, Sort Of, About Open Houses

I am a firm believer of the open house. It sometimes is the only means of getting the client through the door. Especially in todays market as well as specialty markets. Yes, the agent is getting a client list but todays buyer feels more comfortable going to an open house. They feel less pressure and more in control of the situation.
