The Nebraska Real Estate Commission, with offices in Lincoln, Nebraska, administers all aspects of the Nebraska Real Estate License Act.

The requirements for a real estate salesperson license in Nebraska include being at least 19 years of age, having a high school diploma or GED and having successfully completed 60 hours (2 courses) of approved pre-license education. No previous real estate experience is required. After completing the education requirement the applicant may take the real estate exams. A passing score of 75% is required. Once licensed, the salesperson must be under the direct supervision of a licensed broker at all times.

The requirements for a real estate broker or real estate associate broker in Nebraska include being at least 19 years of age, having a high school diploma or GED and fulfilling one of two educational options. If the applicant does not have two active years of full time salesperson experience, or the part-time equivalent of this, then 180 hours (6 courses) of approved pre-license education is required. If the applicant has met the experience requirement of two years, then 120 hours (4 courses) of approved pre-license education is required. An investigation is made by the Commission to determine the applicant's level of actual activity



All salesperson and broker applicants, both resident and non-resident, need to provide a current Criminal History Report, which includes providing two sets of fingerprint cards. Once the fingerprints are obtained they are sent with a $33.00 fee to the Nebraska State Patrol in Lincoln.

All applicants whose license will be active need to provide Errors and Omissions Insurance. The Commission has a group plan available for those who wish, although applicants may also obtain the insurance from a private carrier.

Licensees are required to complete 12 clock hours of continuing education every two years. Of these 12 hours, at least three hours must be in designated subject matter.. You can locate the approved real estate schools for both prelicensure and continuing education online.

The real estate examinations in Nebraska are conducted by the AMP Assessment Centers that are located in Lincoln, North Platte, Bellevue and Scottsbluff. The exams are computerized and provide instant score reporting. Applicants need to complete their licensing process within 30 days of being notified of a passing grade.

The license application fee for either a salesperson or a broker is $135.00, and the license examination fee, per exam, for either a salesperson or a broker is $150.00. The total of these, $285.00, needs to accompany the application for license. The examination retake fee is $150.00.

Once the application is approved and the examination passed, the license fees are $115.00 for a broker original license or renewal license, and $90.00 for either a salesperson original license fee or renewal fee. There is a $25.00 per month late renewal penalty fee. All fees are non-refundable.

All original licenses are valid for the remainder of the calendar year, and all renewals are for one year, expiring on December 31st.

Real estate careers are reinforced by membership in the many organizations that provide services for the professional agent. Those holding a real estate license usually join organizations like the Nebraska Realtors Association, the National Association of Real Estate Brokers (NAREB), and the Association of Real Estate License Law Officials (ARELLO). The National Association of Realtors (NAR), the world's largest professional association, assists many in locating real estate jobs within the industry. These organizations are also excellent resources of real estate education and legislation proceedings.
