The Mississippi Real Estate Commission administers control over the real estate industry and handles all licensing of real estate brokers and salespersons. The Commission's offices are in Jackson. The Mississippi Real Estate License Law may be read online.

The requirements for a real estate salesperson license in Mississippi include being at least 18 years of age and being a bona fide resident of Mississippi prior to filing the application. The salesperson applicant needs to successfully complete at least 60 hours of approved real estate courses, and successfully pass the salesperson real estate examinations. Salesperson applicants pay a $110 application fee. If the applicant has ever held a real estate license in another state, a Certification of Licensure also needs to be enclosed with the application.



The requirements for a real estate broker license in Mississippi include being at least 21 years of age and having his legal home in Mississippi. The broker license applicant shall have had an active real estate salesperson license for 12 months immediately prior to making application for the broker license. The applicant is required to successfully complete a minimum of 120 approved hours of real estate courses, and shall successfully pass the real estate broker examinations. Broker applicants also need to include a letter of reference from their banker with their application.

Should a broker applicant not have held an active real estate salesperson license for at least 12 months prior to submitting the application, he may be able to substitute having 150 approved hours of real estate courses, rather than 120 hours.

Nonresidents may apply for a nonresident license if they are a licensed broker in another state, or a salesperson affiliated with a resident or nonresident Mississippi broker, or a nonresident applying for a broker real estate license and will maintain an office in Mississippi. The applicant need not maintain a place of business within Mississippi if regularly and actively engaged in the real estate business and maintaining a place of business in the other state.

Applicants for any agent license may be able to substitute courses from an accredited college. A 3-semester hour college course is usually considered to be equivalent to 45 classroom hours.

Approved Real Estate Schools for prelicensure, post licensure, and continuing education offer both classroom courses and distance learning courses.

The realtor license fee is $135.00 and if the applicant successfully passes the examination there are no additional fees for a one-year license. The salesperson real estate license is $110.00 and if the applicant successfully passes the examination, the license shall be issued for one year with no other fees needing to be paid. If the broker or salesperson applicants do not pass the examination they may be eligible to take the next examination at no extra cost.

Mississippi has reciprocity agreements with some states. Applicants holding an active license in one of those states may be able to use the real estate education obtained in that state for the pre-licensure requirement.

Those holding a real estate license usually join organizations like the Mississippi Association of Realtors, the National Association of Real Estate Brokers (NAREB), and the Association of Real Estate License Law Officials (ARELLO). The National Association of Realtors (NAR), the world's largest professional association, assists many in locating real estate jobs within the industry. These organizations are also excellent resources of inspiration and real estate education.
