I've recently applied for a refinance loan. The appraisal for my home came back very low. The appraiser used 5 foreclosed homes and 1 short sale as comparables. Do I have any recourse? I searched real estate sales in my zip code and found 4 very comparable homes that sold in the last 3 months at prices where I expected my home to be valued at. I submitted those to my lender and appraisal company and asked for an adjustment My request was denied.

Where can I find info to support/refute the claim that keeping up a small man-made lake actually effects property values for both lakefront and non-lake properties? Would both properties be effected equally or would lakefront properties be effected more?
