Q: I would like to find out if a transfer of ownership took place, but i don't know where to start looking.
  • This information can be found at your county's courthouse. Most all counties also offer basic information online on their website as well. You will typically be looking for a County Auditor or County Assessor website although your particular county may call it something different. If they have the information on the website you can typically just search the online Real Estate records for transfers. You can normally search by owner name, property address or parcel number. This will show any sales on the property you are looking for.

    If you're county doesn't offer the online service you can always go to the county courthouse as well. All of this information is a matter of public record; you simply need to know where to get the information. It will not contain personal private information, like mortgage payment, current balance owed, etc. It will however contain information on the amount of taxes associated with that property, the assessed value of the property per the county, the owner of record, and a history of any sales of that piece of property. Some websites will contain a building sketch as well as a description of the dwellings on the property.



    As a last option, if your county doesn't offer an online database, and you don't have a way to get to the courthouse, you can call the County Auditor/Assessor directly, and inquire. Most will be able to look the information up for you over the phone, however I wouldn't suggest this route as they are typically busy with their other work and may or may not be able to help you.

    Finally, if you are unable to obtain the information you are looking for from the Auditor or Assessor, you can always look up information from your County Recorders website. This will typically have less to do with the specific Real Estate, and more to do with any mortgages or liens against that property, but it should also give you information on Deed Transfers.

  • The first place to start looking is at your county seat.  Most transfers of ownership are recorded at the county very shortly after the transfer takes place.  This protects the owner of the property by making their claim to ownership a matter of public record.  While it may vary from one county to the next, you may simply need to contact your county's recording office to find out who owns the property.  If you do not have the Property Identification Number, you may have to contact the county Treasurer, Auditor, or another official with the property address in order for the recorder to find the information you are seeking.

    There are a couple of circumstances where the recorded owner may not be the only one with an ownership interest in the property.  If a person has purchased the property via a land contract or contract for deed between 2 individuals, they may not have recorded the document with the county.  Rent to own or other options to purchase may not be recorded either.
