[Scenario] My client had 2106 expense the last two years. He lived in OK and worked as a mechanic 130 miles RT from home. He was 100% commision. Now he moved to CA and will work as an hourly employee with no travel or 2106 expense in an auto dealership. I don't want to use the 2106 income.

On purchase transactions through FHA, the minimum requirement is 3.5% down. You're allowed up to a 6% sellers concession which is going to be changed to 3% in 2010. Your credit score is fine. There are still lenders that can lend on sub 620 credit scores. If you're still having trouble finding...

Did you mean to say that the new lender on the new home is requiring that you occupy the new residence with in 60 Days?
