It would seem to be a discouragement to consumers to NOT get timely answers. Granted that many questions are better suited for other industries' professionals and should NOT be answered by mortgage professionals, but nonetheless, a consumer getting an answer 2 months after they needed it is not going to generate repeat visits to the site.

Generally, you want to re-coup your closing costs in a reasonable period of time through a payment drop. Reasonable could be 2 years for some, 4 years for others. You want to be in your home beyond the breakeven point. Kent gave some great advice. More information will get more precise answers. I use a 1% savings in the note rate as a benchmark.

Have your title company draft a letter to the HOA with a copy of the HUD and an explanation of the line on the HUD that shows the seller received credit from you at closing. Attend the next HOA board meeting if necessary to explain things further. The seller was a bit less than honest it would appear in this situation and they should request return

There should be a transfer of servicing disclosure in your closing document package. The old servicer & new servicer notify you and during the 60 day notification period, you are supposed to get credit on the date the payment is received by the old servicer not when it gets forwarded to the new servicer. I am not sure if there will be an exception
