Interested to know if FNMA accepts 3 acre property zoned ar-1, the property has 2 detached units, one is SFR other cottage/built with permits.
No issues with 3 acres for Fannie, or for duplexes. Sounds like the bigger issue for you would be comparable sales. Have seen appraisers not give value for 2nd units before in similar circumstances, but these days when lenders can't contact appraisers, hard to say how it would be treated. You could ask a realtor to run a CMA to see if any comparable properties have sold, guessing that's a long shot, however.
