my father is deceased the mortgage is still in his name but i am on the deed with

my mom. I have been paying the mortgage for 2 years now.

Correct, being on the current title is a huge plus, it means you are doing a refinance rather than a purchase. You will need to qualify on your own credit and income, but will also have whatever equity exists between the current value and loan.
