how do you remove co owner off the mortgage if you can't find Them it's been 16yrs

we bought the home in 1999 and in 2000 we broke up and they decided they didn't want anything to do with the house or mortgage and I have been paying for everything since they left it has been 16years that I have been handling everything and I can't get or find the co- owner to do a quit claims deed Please Help!!!

Definitely a question best directed towards an attorney, but here is my best guess. It will require further action, perhaps hiring an investigator to track down the co-owner. Just because YOU can't find them doesn't mean someone can't. This person has likely filed income tax returns, applied for a driver's license, etc. Things that could help the right person track them down. Getting them to sign the quit claim assuming they can be found is the easy way. If that fails then it will probably take going to court to have them removed, which may not be easy at all. Speak to a real estate attorney who can lay out your options a little clearer. Good luck!
