"Not sure how AQ's post turned into this battle royal. This post was not about HVCC. We all know the pain of HVCC. We were able to nominate appraisers for consideration to our AMC's... so Gary we actuallly do know the appraisers on our AMC roster. To everyone else, a purchase or rate/term without any issues closing in 30 days here ASSUMING borrowers are on the ball with their docs,, ASSUMING there aren't other issues that could cause delay. In this market, I won't lock until I have..."

"Gee NAR, how should we make it easier for a borrower to qualify for a home? Zero down? Stated income? Short-term ARMs with lower start payments? FICO scores to 550? Debt ratios to 65%? Seems to me we've already been there. No qualified borrower is turned down for a loan in today's mortgage market. If by "qualified", you mean zero down, 580 FICO and 50% debt ratio, they how about NAR opens shope for NAR Mortgage Company and makes that loan. And to make sure you are in a strong equity..."

"Zach, lock, that is a good rate and you don't have any time left"

"This is unbelievable. There no usable information in these "guidelines". They said less today then in the original announcement. Oh, and good luck getting a second lien holder to subordinate behind one of these loans. Unanswered: - do homeowners go directly to their currnet servicer for this loan similar to a conventional refi? - what if the original loan wasn't 80%? - MI, no MI on the new loan? - What if the original loan had MI?"

"Can anyone point to a gov't run program that has been a success?? Education, Fannie/Freddie, TARP, Katrina, Post Office, Amtrak, Social Security, Medicare, Welfare??? The idea that everything has to be fair will bring this country to an end. Perfect example is $650 Million in the so called stimulus package for digital tv converter boxes. Are you kidding me? If you don't have $200 to buy a new TV you shouldn't be sitting on the couch watching TV."

"Based on what I have read, I am assuming the new refi's under HAR to those who are "underwater" will not have MI. Take a look at the three test cases posted under the original announcement. http://www.treas.gov/initiatives/eesa/homeowner-affordability-plan/HousingExampleSheet.pdf Note in Case A: "Their "loan-to-value" ratio is now 90%, making them ineligible for a Fannie Mae refinancing." Note in Case B: "Their "loan-to-value" ratio is now 84%, making..."

"We have seen some off-the-wall underwriting conditions lately. Here is the latest dandy from an underwriter in California: "Appraiser to provide narrative to explain why the grass of the subject property is brown." Uh...how about it's winter and the property is in Nebraska, every blade of grass in the entire state is brown."

"Elizabeth, Great job predicting rates. What information are you using to make the prediction of 4% rates?"
