"Quite simply put FHA will go 95% cash out this may cover your owner occ home in AZ? Rates are very low figure out your balances some people simplypay off a portion of debt. With your mobile home paid off what would you do? I expect you still will have a lot rent payment for DTI calculations."

"All of the above answers are correct, shop around for the best advice. I like to charge $35 fee then fed ex the documents out to our customer then have the customer review the material then forward $395 aprox. ( appraisal based on our system and area, rural surburban) Good Luck"

"For the record a 95% LTV is allowed for cash out refinance with no seasoning on MLS ( not an issue with you.) Rates are low 15 yr aprox 5.00% I advise against putting short term debt under 5 yrs into a long term note. Good Luck"
