"I'm not certain what you mean when you refer to "non performance." We brought the HERS inspection up, but there wasn't an inspector available during our inspection period. Timing is a big portion of the issue here, as we are closing contract date plus 4 weeks. So, it won't benefit me to stop the closing at this point, but wonder about the refi options. We are preparing to close on a new FHA mortgage, and my hope was to utilize the EIM (Energy Improvement Mortgage) option to add the escrow funds for energy improvements (HVAC, appliances). Existing home and needs some Energy Star updates. The seller became uncooperative and we passed our inspection contingent period, so technically the seller did not have to allow us in for another inspection (HERS rating in this case). "Hello and thank you for your feedback. We are in the process of "selling" our home via assumption of our FHA mortgage. Although I have done a significant amount of research, can someone please offer some thoughts on the process, timing, anything to consider, the pitfalls of your experience, or any other thoughts? "We have an FHA loan, and we just refinanced to a lower rate in November. Our situation changed and now we need to move. Instead of renting we have found a "buyer" that has agreed to assume our mortgage, and we will get release of liability. First, we have to get our servicer to process us in their system so we can get the paperwork from them for the "assuming" party to fill the forms.
