Hi All,

It appears that lenders have placed an overlay of no more than 4 total properties financed on FHA loans. I have a borrower looking to refinance their primary residence with an FHA but they have a total of 5 financed properties (none of them are FHA loans). Does anyone know of any lenders who do not have the 4 financed property overlay on FHA?

Citi and Gmac are the corr. investors with the most leniency on 4+ in my book . . . you'd have to check with regards to fha, though.

where is that in HUD's guidelines???  That'd be news to me...then again haven't been originating many FHA loans lately...

I think you miread the post.  It is a common lender overlay not a HUD guideline.

I haven't run into this issue on my FHA loans, so I have no idea who has or doesn't have the 4 unit overlay.  My guess would be to try Flagstar or Freedom.
