    HVCC does not require the use of an AMC

    The HVCC does not require the use of appraisal management companies (AMCs). Same is true for new FHA guidelines. Many small regional banks allow their processors to select appraisers under a rotation system. Most of these appraisers are well qualified with many years of experience. These banks do not select appraisers based on the lowest fee. Real Estate agents have a loud voice and ability to influence the process by selecting a lender that does not use an AMC. Many of the small regional banks around NJ have very good rates often lower than the in house lenders. If you to bring about some change, use lenders who do not use AMCs. If you don't, it is your own choice to go with the cheapest and the least qualified.
