    Those fees don't seem out of line.  Each state has different title charges, but for most states those fees should be in line.

    Junk fees are the fees in the 800 series of the GFE.  Title charges are pass through fees and cannot be added to.

    You can request the title insurance discount, but it is not due to going thru the same lender.  The discount would be for using the same title insurance company.  You are able to request a particular title company, but if it is not a company they use regularly, they may not get the same level of service.

           Good luck with your refinancing.  I'll be interested to find out how long it takes countrywide to close out your loan.  We have an existing mortage with countrywide and locked in in March for a refi and still haven't closed!  The communication and customer service with this company is horrible.  Let me know how you make out.

    Doug, It doesn't take that long.  There is either a problem with your credit, income, home value, or your LO  really never "locked" your rate.  Find a qualified lender in your area and give them a call.  Should only take 30 min tops to let you know what the problem is, and if you can refi.

    Credit is fine (average 735 between my spouse and I), bank's appraisal came in at 77% loan to value, income is good.  We received an email from a customer service rep for countrywide/BAC about a month ago apologizing for the delays and that they were extending the lock-in.  I have to ride this out because rates have gone up and I don't believe I can get the same rate (4.8, 20 years) from another lender.  This is a second home so the rate is pretty good.  I'm just agitated over the whole process and would go with someone else in a second if I could get the same rate.  Stay tuned.........

    Get the lock confirmation in writing.  If they won't do that, you're not locked.  And even if they do, it doesn't mean that they will close, after all, it's taken 4-5 months so far right?  BTW, there is no rate bump for 2nd home for the type of loan you're talking about.

    Hi Doug,

    Has your Countrywide loan officer given you a reason for the delay? I'm working with the same LO who did my original loan.  We began at the end of June  with this application and his estimate has always been 60 days at the most and he's been hoping for a 30 day and close at the end of this month but we've hit a bump in the road. It should work out if the underwriter gets reasonable. Good luck. Put a little pressure on them to get your refi closed but I know how you feel about not wanting to lose that rate. I'm eager to get this all closed and over with. We began this roller coaster refi back in February and after 2 canceled applications (by us) we're hoping third is the charm.
