I have been reading your MBS Commentary daily to see what mortgage rates are doing. I am looking to refinance and have a credit score of 781, but when I call lenders to compare rates, their par 30 rates are much higher in the 5%. What lenders are offering the rates you are writing about in your commentary?

Please tell us what it is you are looking for:  refinance/purchase, approx. loan to value, current fico score etc.....and better yet:  use the directory here to find a Broker that lends in your area and contact him/her.  Thanks

You probably aren't going to find those rates directly from the lender; you need to find a broker that will be able to get the rates Victor is quoting.

Also, to get a par you would be required to pay all closing costs and 1 point loan origination/discount/broker fee.  I suspect you are being quoted a rate with very minimal closing costs if the rate is that high.

This morning every lenders rate sheet i received had under 5%.  I would suggest that you look for someone from this site to help you.  You can check the director or read member profiles to find a professional in your area.

I believe your on great start with refinancing your mortgage by doing your homework first and making a educated decision.  A couple of things to keep in mind is if it sounds to good to be true it more then likely is and working with a experienced proactive broker will cut down on estimated closing time.
