FHA or Conventional? 

Go Conventional-- you can do a 95% loan with lender paid mortgage insurance and the payment will be much less than the FHA and you won't have to pay the FHA up front fees.

We are a Providence based mortgage banker.  The current conforming rate is 3.625% with no points.  This would require mortgage insurance equal to .92% of the loan amount (annual premium).  You could choose 4.125% and avoid the mortgage insurance.  Please contact me if you would like to discuss in further detail.
