    Loan Modification or Foreclosure

Foreclosure Iminent, Loan Modification with Lender Stalled!! Have been trying to get a Loan Modification for over 6 months now with my lender Wells Fargo and Freddie Mac investor.  Was told by the lender Wells Fargo to not make any payments during this process  when I started this process.  I  Have sent all documents that the lender has requested 3 times plus, 2 other time that docs expired for time setting on someones desk.  Have been calling WF every week for 3 months straight as they requested. Can get NO further than a "gate keeper" and NO options to  talk or negotiate with a real live person or supervisor or anyone who is authorized to do so.  We have been up to Foreclosure Sale Day 3 times within 2 days of sale, to have gotten postponement at last moment.  These postponements, requested by us, Were Not Initiated through WF but through Collection person with the Foreclosure Attorneys for Freddie Mac.  If I had relied  on WF for this I would have lost my house a long time ago.  We now are under another postponement until July 7th and still have had No action or offers of solutions or Anything from Wells Fargo.  We were informed that the current postponement is the last that they will give us, but not to worry we are under review.  I'm afraid they "WF" will go up to the foreclosure date again, with nothing being accomplished toward a loan modification.  Question:  Will hiring a loan modification firm or attorney assure us of getting the loan modification, are there legitimate firms out there and is my situation  solvable?  I have searched some of these firms and the lowest fee has been $ 2,500.  We are desperate to find an answer, but very low on funds. Help or solution anyone??

Hey Scott, you are a perfect example of what a mess this whole industry is in and how obvious it is that the Loan Modification plan is failing horribly. You are one of thousands of homeowners who are going through similar issues of getting their Loan Modification done through their own lender or getting any help at all for that matter. They need to stop telling the public that the best way to get help is to call your own lender, when this is obviously the worst decision anyone can do. Its becoming more and more clear that Loan Modification (Making Home Affordable) was not designed to make mortgages affordable to people who need help, rather it was implemented to help these failing banks regain some of their loses. If it was about the homeowner, the government would not even allow a lender to offer loan modifications to their clients since its a conflict of interest. They represent their shareholders who demand profit, but they were put in charge to make your mortgage affordable and are telling you to stay away from the 3 party companies who obviously are doing a much better job at making your mortgage "affordable" That doesnt make any sense and that is why studies are showing that most of the modified loans will default again, DUHHH!!! We recently started a website www.freeloanadvisors.com which provides education and information about the available options for people who are going through similar issues and seeking advice about the Loan Modification Process. The website is being updated with all new content so please excuse us if there is a lot of non working parts. We provide help to anyone even if you do not have a dime to your name. We have a combined over 40 years of experience in the banking, real estate and mortgage industry. if you need help, I would be glad to help you out and work with you on this, we dont charge any upfront fees and can work with any budget for getting you modified. If you need assistance email me at support@freeloanadvisors.com.

Just went back to this site and found your answer.  Thank you for the offer. And am sorry to have been so slow to answer.  I have since gotten the loan Mod Trial period underway and everything was supposed to be ok.  I had signed all docs, sent payment, and was continuing on the program as agreed!!  Next payment not until Sept 1.  The problem is that Well Fargo forclosed yesterday with out notification and in violation of the terms of the Loan Mod.  Now trying to get sale resended and CAN NOT get to the dept that handles this.  Have been on Phone off and on all day (3 hours so-far).  Freddie Mac attornies say I must get this resended ASAP or will be sold to 3rd party and chances of resention or then practically nill.  Can you help????

    Scott B.
