The "selling agent" is the buyer's agent -- as opposed to the listing agent.
It's a "term of art" in realtor-speak that is often confused, even by the folks taking their real estate salesperson's exam.
To clarify:
selling agent = the buyer's agent
listing agent = the seller's agent
Your point is well taken, nonetheless. If I were a buyer's agent, I'dstill rather get 3% or 3.5% than 2% that would be earned by the buyer's agent in the scenario described by one of the earlier responders.
