    Paying on Time so the Banks won't Help
    I am a realtor but all of my newly wife's friends are all going through the same issues(most of them are trying to short sale because they've been paying on time), but because they have been paying on time and haven't been late the banks will not help them, is there anything that I can do to truly help them out? And also what are the best things to ask they're lender because they did all of they're paperwork and money coming in but they said you can pay us because you are paying all of your other debts, is that right?

    Most larger banks are beginning programs in earnest to offer various modification options for borrowers who have not been delinquent. This is a moving target and most of these programs have just begun in the past few months. Prior to that, there were foreclosure prevention programs in place with lenders but not much else. At this point, I would recommend having them each contact their lender, it will take some leg work, but if they are truly in a case of financial hardship, and can prove it, the lender will help. Even if they are current on their payments. There isn't anything you can do to help them other than give them this advice, as a lender will not speak with someone not on the loan.
