    Emery Federal is nationwide and can do FHA as well.

    Not sure if this is directed at me for emery, but here are the answers:

    1. Not to my knowledge

    2. 100% commission split.  They take $500 for every closed loan.  With some lenders they require that they process the loans, which costs an additional $500.

    3.  Once you get your compliance package into them and it has everything they need, then it takes 48 hours.

    am I 1099 or w2?

    are their rates padded? Do i work with the lenders directly or have to go through emery?

    are there any monthly fees or upfront fees i have to pay?

    I beleive 1099, but I need to check.  If you do FHA, I think they require W2.  I have not done any FHA thru them yet.

    I believe you have to pay $500 upfront and $300 quarterly

    Rates are not padded.  You get them directly from the lender.  I usually only work with the lenders that allow me to process loans becuase I am a control freak.  Thus, I usually work with the lenders directly.  You do have to go through emery to get login info for the lenders.

    My main gripe is that they require all refi escrows to go through a couple of their approved escrow companies and they charge higher fee's than anyone else.

    i just read that they dont do allow a LO to do FHA....

    that you will need to refer it to them and they pay you 0.25

    How are you affiliated with more than one company?  I did not think FHA allowed this.

    I give my FHA loans to someone else at my company who is only affiliated with the FHA Company.  He in return gives me his conventional.  Things balance out.  We checked with FHA and they are fine with this.

    Robert- I can do FL, IN, TX, NC, SC, TN, and GA. We charge $495 per closed loan file and can close as a broker or a lender. We have a preferred relationship with Flagstar and do a lot of FHA through TBW, Security Atlantic and Wells. Hope this helps. Rich H
