Ok, So we have brought this subject up before, but I thought I would bring it up one more time. Aare their any lenders still offering financing with somewhat reasonable terms for an Investor that has more than 4 financed properties on his credit report other than WA Fed?

I looked into this a month ago and had a few hits.  The banks at that time were:

Trust One (5 total and only if subject is the primary), First Mortgage Corporation (10 at the time), MetroLending (5 at the time), Icon Residentail (5 max), JMAC (10 if it is Primary)

That was from about a month ago, but hopefully may lead you in the right direction...

The issue isn't with lenders it is the secondary market.  Fannie & Freddie have said no more than 4 financed properties plus your owner occupied home.  Unless you can find a lender that securitizes their own loans without Fannie/Freddie money I doubt you can find a lender to do this.

I had to portfolio lend 2 loans for a friend who buys property with 50% down 780FICO and I still couldn't get them approved.

The idea is to find the portfolio lenders who have this product. They are out there, we simply need to generate the list for everyone to access!
