This post is fairly old, I don't know if you are still trying to get the deal done.  We are a Securities Based Lender and could possibly help in part or in full IF he has securities like stocks and bonds to leverage.  I'm guessing his rate is going to go up or he has a high rate now.  We offer a Line of Credit that works like a HELOC.  The borrower is only charged interest on the amount drawn.  Depending on the strength of his portfolio, we can leverage up to 99% should he have bonds... US Treasuries.  His rates would fall somewhere between 2.5% and 4.5% - again I/O.  We don't verify anything except the securities being pledged.  It would be a non taxable event for him as the securities are not sold to make the loan.  Also, we don't report to Credit or Public Record.  So, if he is thinking about conventional lending in the future... (business or personal), banks won't know that his securities are leveraged.
