The Colorado Department of Regulatory Agencies supervises all real estate activity in the state under its Division of Real Estate. The goal of the Division of Real Estate is to promote a balanced and sensible approach to regulation that protects the public interest and supports economic growth. There are two sections to the Division of Real Estate: The Real Estate Commission, and the Board of Real Estate Appraisers.
The Colorado Real Estate Commission handles all aspects of licensing of those who hold, or apply to hold, a real estate broker license.

The Colorado Division of Real Estate recognizes the real estate agent licenses of the 49 other states.

If you are licensed in one of the 49 other U.S. States, Colorado will accept an application for licensure with limited examination and or pre-licensing education requirements. If you are licensed in one of these jurisdictions and would like to apply for a Colorado license, review the Colorado Real Estate Broker License Application in order to determine licensing requirements, and follow the instructions on the application.



Applicants for a Colorado real estate license need to provide proof of honesty, truthfulness and good moral character. An applicant shall also submit a set of fingerprints for investigation purposes along with a $39.50 fee to the Colorado Bureau of Investigation. An additional fee for processing the fingerprints shall also be paid.

Colorado law recognizes three levels of real estate agent licenses:

Associate Broker license in Colorado: An associate broker must be employed and supervised by an employing broker or on inactive status. Requirements to be licensed are:

  • 48 Hours in Real Estate Law and Practice,
  • 48 Hours in Colorado Contracts and Regulations 8 Hours in Trust Accounts and Record Keeping
  • 8 Hours in Current Legal, Issues
  • 24 Hours in Real Estate Closings
  • 32 Hours in Practical Applications
  • Pass entire broker exam

Independent Broker license in Colorado:

This level of authority allows you to be: (1) independent (self-employed without employed licensees), (2) in the employ of another broker or (3) inactive.

Employing Broker license in Colorado Employing Broker Requirements:

This level of authority allows you to: (1) employ and supervise other licensees, (2) be independent (self-employed with employed licensees), (3) in the employ of another broker, or (4) inactive. All applicants must apply for their license within one year from the date of passing the entire examination. The license forms cannot currently be filed online.

You can find full information on Colorado real estate schools online. The Colorado Division of Real Estate does not review or pre-approve courses in real estate continuing education in Colorado.

Real estate broker fees have changed and are as follows. The new license fee is $500.00 and the renewal fee for the broker license is $195.00. The Broker examination fee is $71.00.

Real estate jobs are plentiful in the state and experts anticipate continued growth. Colorado real estate careers are strengthened by membership in the many organizations that provide real estate jobs for the industry. The professional holding a Colorado license joins with organizations like the Colorado Association of Realtors and the National Association of Real Estate Brokers (NAREB) assist many in locating real estate jobs within the industry. The Association of Real Estate License Law Officials (ARELLO) and The National Association of Realtors (NAR), the world's largest professional association, are excellent resources for real estate education and professional enrichment.
