The Colorado Department of Regulatory Agencies supervises all real estate activity in the state under its Division of Real Estate. The goal of the Division of Real Estate is to promote a balanced and sensible approach to regulation that protects the public interest and supports economic growth. There are two sections to the Division of Real Estate: The Real Estate Commission, and the Board of Real Estate Appraisers.


The Colorado Real Estate Commission handles all aspects of licensing of those who hold, or apply to hold, a real estate broker license.

The Colorado Division of Real Estate recognizes the real estate agent licenses of 26 other states. Those holding real estate licenses in those states qualify for a Colorado real estate license without further Colorado real estate education or examination requirements. Colorado also accepts applicants from nine other states for limited examination and/or pre-licensing education.

Applicants for a Colorado real estate license need to provide proof of honesty, truthfulness and good moral character. An applicant shall also submit a set of fingerprints for investigation purposes along with a $39.50 fee to the Colorado Bureau of Investigation. An additional fee for processing the fingerprints shall also be paid.

Colorado law recognizes three levels of real estate agent licenses:

Applicants for a real estate Associate Broker license in Colorado do not need previous licensure or experience in the profession. They can be inactive or be employed by an employing broker. 168 hours of real estate courses are required before taking the real estate exams if the applicant has no prior experience or education. Those with some real estate experience or education, whether from Colorado or from other states, receive a prorated number of required real estate courses. College graduates with a major in real estate do not need further real estate classes. However, they must still pass the real estate exams.

Applicants for a real estate Independent Broker license in Colorado are required to have two years of active experience. After licensing they may be inactive or self-employed (without employing other licensees), or they may choose to be employed by an employing broker. If they have an Associate Broker license in Colorado they are not required to have any further classes in Colorado, as this training was obtained to get their Associate Broker license. These applicants still need to pass the real estate exams. The licensed applicants from other states receive credit for a portion of the real estate courses, and they still need to pass the Colorado portion of the real estate exams.

Applicants for a real estate Employing Broker license in Colorado are required to have the two years of active experience, plus complete 24 hours of real estate agent �Brokerage Administration� training. After licensing they may be inactive, practice independently, be employed by another employing broker, or employ and supervise other licensees. Applicants for the real estate Employing Broker license who are licensed in another state or whose Colorado real estate license expired more than three years ago are required to take certain Colorado real estate courses, but not as many hours. College graduates majoring in real estate need to take an additional 24 hours of Brokerage Administration training in Colorado, plus pass the Employing Broker real estate exams and have two years active employment as a Colorado real estate agent.

All applicants must apply for their license within one year from the date of passing the entire examination. The license forms cannot currently be filed online.

Effective August 9, 2005, the real estate broker fees changed. The new license fee is $190.00 and the renewal fee for the broker license is $84.00. The Broker examination fee is $74.00.
